Parking
The property has a level paved parking area at the entrance from Pier Avenue. The property has a level tarmac parking area at the front of the property which is accessed from North Parade Gardens. A car can be driven on to the paved area at the Pier Avenue entrance to the house for easy access for people, pushchairs and wheelchairs and for the unloading of suitcases and groceries. A car can also be driven on to the tarmac parking area at the front of the house with easy access up a timber ramp to sliding French doors into the kitchen/living area. The level access to the front door is via a storm porch with hanging space and this is well lit by natural light in the day time. A light on the ceiling of the storm porch and on the front of the porch enables the front of the house to be well lit at night. Access to the garden from the kitchen/living area is via the sliding French doors on to a level decking area to the south and west of the house. This space is large with sufficient space for a barbeque and garden furniture. There is decorative planting around the edge of the garden which is fenced plus a decorative pebble area. Turning to the left from the French doors access from the decking area to the parking area is via a timber ramp. The garden at the front of the house is also accessible from this area where a level path meanders around planting areas to the parking area at the Pier Avenue entrance. Inside Level access into a wide and spacious entrance hall leads you to the open plan kitchen/living area and the ground floor sitting room. There is a shower room with toilet and wash basin conveniently situated off the entrance hall. The single bedroom with adjustable bed and ceiling hoist plus the family bedroom are also situated off the entrance hall. Upstairs A wide metal spiral staircase with timber treads enables access to two further bedrooms and bathroom and the spacious second sitting room and balcony. The master bedroom has an ensuite bathroom. Access to the twin bedroom is from the sitting room via 4 steps which are carpeted. The sitting room has a wood burning stove which has a safety guard. Access to the balcony is through outward opening glazed doors. The balcony has glazed walls to take advantage of the view and to allow day light into the room. The area of the balcony allows for four folding chairs and a small table to be used. Other facilities The house has two televisions, one in the ground floor sitting room and one in the upstairs sitting room and are Smart TVs with audio description facilities. Non allergic bedding Hard wired smoke and heat alarms Two carbon monoxide detectors are provided in the house. They are positioned in the two sitting rooms, and in the utility room, where the boiler is housed. Torches: an induction rechargable torch and a wind up torch are available to guests for use in a power cut or for a quick and safe evacuation of the house.
