Overview
Traditional tea rooms serving lunches, snacks and afternoon teas. The tea rooms are in a fomer mill and the water wheel is still working. There is indoor and outdoor seating.
Transport & Parking
The nearest station is Dawlish train station. There is step free access to platform 2, with trains heading towards Exeter/ London. Platform 1 with trains towards Paignton/ Torquay is accessible via a railway bridge with stairs only. However through Special Assistance they can arrange and accompany you to cross the railway line. I found the special assistance excellent at Dawlish Station. There are step free, local buses that stop close by. The tea rooms are a couple of minutes level walk from the station.
Access
Located on the main street. Outside there is a spacious, step free patio with free standign tables and chairs with sun umberellas. This seating is in a courtyard to the side of the restaurant. The tables overlook a working water wheel. There is a step into the indoor seating area, where there are more free standing table and chairs.
Toilets
I’m sorry I didn’t check out the toilets during my visit. There is a public, radar key, accessible toilet 2 minutes’ walk away.
Staff
Staff were very friendly and service was prompt.

My ploughman's lunch was excellent. I loved sitting next to the water wheel. I would definately visit again next time I go back to Dawlish.
